Our History
Smart Asset Capital is a Milwaukee-based private equity firm and real estate capital provider that owns and operates overlooked lower-middle market industrial real estate across the Midwest. We focus on buildings of 20,000 to 200,000 square feet that are often too small for institutional buyers and held by fragmented owners.
Today, the firm manages more than $80 million in assets and over 1 million square feet of property on behalf of more than 100 investors, with hands-on oversight of leasing, operations, and investor reporting.

Experience
We target Class-B warehouse, distribution, and light manufacturing buildings across the Midwest, from 20,000 to 200,000 square feet. Class-B buildings are functional, well-located properties that are typically older or less amenitized than newer Class-A space. We look for properties with existing tenants and income, plus the opportunity to improve value through leasing and management.
Many of our acquisitions are sourced off-market, meaning negotiated directly with owners rather than through a public sale.
